NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated October 28, 2015, and the Deed of Trust of even date securing the same, recorded November 3, 2015, in Book No. 679, at Page 250, in Office of the Register of Deeds for Lauderdale County, Tennessee,executed by David M Patterson and Megan C Patterson, conveying certain property therein described to Kathryn L. Harris as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Community Mortgage Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C.,as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on January 8, 2020 on or about 10:00 AM, at theLauderdale County Courthouse, Ripley, Tennessee, offer for sale certain property hereinafterdescribed to the highest bidder FOR certified fundspaid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee,and being more particularly described as follows:
The following described real estate, together with all improvements thereon, lying, situated and being in the 1st Civil District of Lauderdale County, Tennessee, and more particularly described as follows, to-wit:
TRACT ONE: Beginning at a stake in the center of the Henning-Durhamville blacktop road and being 2.10 chains northwest with said road from the east corner of Coughlan’s 2.5 acre tract; thence North 61 degrees West 2.61 chains with the center of said road to a stake; thence South 3 degrees East 5.04 chains to a stake; thence South 86 degrees East 2.25 chains to a stake; thence North 2 degrees West 3.94 chains to the beginning, containing 1.0 acre, more or less.
TRACT TWO: Beginning at the southwest corner of the William Daniels, et ux, Marie Daniels, lot (see Book 92, page 259 – Map 140, Parcel 4.01); runs thence South parallel to Vanstory’s east line 132.95 feet to a stake In his south line; runs thence East parallel to William Daniels’ south line 160.28 feet to a stake in Vanstory/Coughlan east line; runs thence North with the Vanstory/Coughlan east line 132.95 feet to the southeast corner of Coughlan’s (northeast corner of Van story) lot; runs thence West 160.28 feet with the Daniels/Coughlan south/Vanstory north line to the point of beginning.
TRACT THREE: Beginning at a set 1/2″ iron pin in the west line of Hal Kirkpatrick’s tract (Book 620, page 792), said point being the southeast corner of Marie Daniels’ parcel (Book 585, page 326 and the northeast corner of David Queen’s 12.83 acre tract of which this parcel, now being described, is a portion, runs thence with Kirkpatrick’s west line. South 2 degrees, 06 minutes, 56 seconds West 154.50 feet to a set 1/2″ iron pin, subject parcel’s southeast

North 81 degrees 28 minutes 06 seconds West 158.02 feet to a set 1/2″ iron pin, subject parcel’s southwest corner; thence with subject parcel’s west line, North 1 degrees 39 minutes 21 seconds East 151.54 feet to a set 1/2″ iron pin, subject parcel’s northwest corner, the southeast corner of the Harry Vanstory, Sr. lot (Book 586, page 806) and the southwest corner of Marie Daniels’ parcel; thence with Daniels’ south line, South 82 degrees 34 minutes 52 seconds East 158.93 feet to the point of beginning and containing 0.554 acre, more or less.
TRACT FOUR: Beginning at a set mag nail in the center line of Henning-Bethlehem Road, said point being in the north line of Hal Kirkpatrick’s tract (Book 620, page 792) and the east corner of the Oliver Coughlan tract (Book 41, page 308, Third Tract) of which this parcel, now being described, is a portion, runs thence with Kirkpatrick’s north line, North 89 degrees 07 minutes 16 seconds West 170.74 feet to a found 5″ square concrete marker, subject parcel’s inner corner and Kirkpatrick’s northwest corner; thence with Kirkpatrick’s west line. South 2 degrees 06 minutes 56 seconds West 152.3 feet, subject parcel’s southeast corner and the northeast corner of Marie Daniels’ parcel (Book 585, page 326); thence with Daniels’ north line, North 82 degrees 53 minutes 28 seconds West 11-42 feet, subject parcel’s southwest corner and the southeast corner of Marie Daniels’ lot (Book 92, page
259); thence with the east line of Daniels’ lot. North 0 degrees 36 minutes 17 seconds East 259.46 feet to a set mag nail in the center line of the Henning-Bethlehem Road, subject parcel’s northwest corner and the northeast corner of Daniels’ lot; thence with the center line of Henning Bethlehem Road, South 58 degrees 55 minutes 26 seconds East 215.91 feet to the point of beginning and containing 0.278 acre, more or less.
