NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated November 15, 2016, and the Deed of Trust of even date securing the same, recorded November 17, 2016, in Book No. 693, at Page 160, in Office of the Register of Deeds for Lauderdale County, Tennessee,executed by Walter L Clement, conveying certain property therein described to Charles E. Tonkin, II as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Mortgage Investors Group, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C.,as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on February 26, 2020 on or about 10:00 AM, at theLauderdale County Courthouse, Ripley, Tennessee, offer for sale certain property hereinafterdescribed to the highest bidder FOR certified fundspaid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee,and being more particularly described as follows:
Beginning at a point in centerline of the Luckett-Three Point Road, being 60 ft. wide 30 ft. either side of center, that is N 19 degrees 00 minutes 05 seconds East 159.16 ft. from the Northwest corner of Ralph Conrad and a Southwest corner of Billy Pegg, Sr. and Larry Olds’ 95 acre tract of land as recorded in Book 257, Page 87 of the Registers Office of Lauderdale County, Tennessee of which the herein surveyed tract of land is a part; thence North 16 degrees 50 minutes 24 seconds East 105.18 feet with the centerline of said Luckett Three Points Road, the West boundary line of said Pegg and Olds’ tract of land, to a point in the centerline of said road, marked by an iron pipe found, 37.77 feet East of said centerline in the North boundary line of the herein surveyed tract; thence a new line through said Pegg and Olds’ South 80 degrees 03 minutes 04 seconds East 410.66 feet to an iron pipe found; thence South 15 degrees 52 minutes 49 seconds West 105.17 feet to an iron rod set; thence North 80 degrees 01 minute 30 seconds West 412.41 feet to the point of beginning marked by an iron pipe found 37.99 feet East of centerline of said road in the South boundary line of the herein surveyed tract, containing .99 acres.
Being designated as Map 104, Parcel 17.14 in accordance with the Tax Assessor’s Office of Lauderdale County, Tennessee. Property is known as 7565 Lightfoot Luckett Road, Henning, TN 38041.
