NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated September 20, 2018, and the Deed of Trust of even date securing the same, recorded September 26, 2018, in Book No. 718, at Page 570, in Office of the Register of Deeds for Lauderdale County, Tennessee,executed by Amanda N Carmack and Josh E Carmack, conveying certain property therein described to Sherrell Armstrong as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for First Citizens National Bank, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Freedom Mortgage Corporation.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C.,as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Freedom Mortgage Corporation, will, on March 4, 2020 on or about 10:00 AM, at theLauderdale County Courthouse, Ripley, Tennessee, offer for sale certain property hereinafterdescribed to the highest bidder FOR certified fundspaid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee,and being more particularly described as follows:
Land situated in Lauderdale County, Tennessee: Beginning at a set iron pin in the west right of way line of Washington Street, also known as State Route #209 (having a 100 foot right of way, 50 feet either side of the centerline of said street), said point being the southeast corner of Polly Baw’s lot (Deed Book 378, page 589) and the northeast corner of Dunaway Conner’s lot, now being described, thence with the west right of way line of Washington Street, south 16 degrees 00 minutes 00 seconds west 95.87 feet to a set iron pin, subject lot’s southeast corner and the northeast corner of William Colvin’s lot (Deed Book 315, page 55); thence with Colvin’s north line and along the general alignment of an old fence line as follows: south 88 degrees 00 minutes 45 seconds west 90.66 feet to a set iron pin, thence south 85 degrees 12 minutes 18 seconds west 398.89 feet to a set iron pin, subject lot’s inner corner and Colvin’s northwest corner; thence with Colvin’s west line and along the general alignment of an old fence line, south 21 degrees 01 minutes 54 seconds west 101.23 feet to a set iron in pin the north line of Lawrence Mawyer and Mitchell Mawyer’s lot (Deed Book 407, page 82), subject lot’s inner corner and Colvin’s southwest corner; thence with Mawyer’s north line and along the general alignment of an old fence line, south 84 degrees 18 minutes 59 seconds west 146.50 feet to a set iron pin in the east line of Lot 18, Cottonwood Acres Subdivision (Plat Cabinet 1, slide 15) subject lot’s southwest corner and Mawyer’s northwest corner; thence with the east line of Lot 18 and Lot 19, Cottonwood Acres Subdivision, and along the general alignment of an old fence line, north 3 degrees 55 minutes 39 seconds west 185.36 feet to a set iron pin in the south line of the
City of Ripley tract, subject lot’s northwest corner; thence with the south lines of the City of Ripley tract, a 16 foot alley and Polly Baw’s lot and along the general alignment of an old fence line, north 85 degrees 45 minutes 00 seconds east 711.29 feet to the point of beginning.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
