TRUSTEE’S SALE NOTICE
Default having been made in payment of the debts and obligations to be paid by TIPTON INVESTMENT PROPERTIES, LLC as shown in a certain Deed of Trust dated the 21st day of May, 2019, to ROBERT M DRAUGHON, III, as Trustee, as the same appears of record in the Office of the Register of Lauderdale County, Tennessee, in Book 727, Page 515; and
OCG CAPITAL, LLC, the owner of the debt secured, having requested the undersigned to advertise and sell the property described in and conveyed by said Deed of Trust, all of said indebtedness having matured by default in the payment of a part thereof, at the option of the owner, this is to give notice that ROBERT M. DRAUGHON, III will on Thursday, September 10, 2020, commencing at 1:30 p.m. at the Lauderdale County Courthouse, Ripley, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property, to-wit:
Situated in the County of Lauderdale and State of Tennessee:
Lot 40, Morris Village Subdivision as shown on plat of record in Record Book 52, Page 515, in the Register’s Office of Lauderdale County, Tennessee, lying on the east side of Morris Avenue in the Arp Community in the Sixth (6th) Civil District of Lauderdale County, Tennessee and being more particularly described as follows:
Beginning at the northwest corner of Lot 39 of the said Morris Village Subdivision, said point being on the east right of way of Morris Avenue and being the southwest corner of Lot 40, then running north along the said right of way line and the west line of Lot 40 for a distance of 100.00 feet to the southwest corner of Lot 41, said point being the northwest corner of Lot 40; thence running east along the south line of Lot 41 and the north line of Lot 40 and passing a hub set at 29.00 feet, but continuing for a total distance of 133.00 feet to a found iron at the common corner of Lots 40, 41, 51 and 50; thence running south 0 degrees 06 minutes 53 seconds west along the west line of Lot 51 and the east line of Lot 40 for a distance of 100.00 feet to a hub set at the common corner of Lots 39, 40, 51 and 52; thence running west along the north line of Lot 39 and the south line of Lot 40 and passing a hub set at 103.90 feet but continuing for a total distance of 132.80 feet to the point of beginning.

This being the same property conveyed to Tipton Investment Properties, LLC by Warranty Deed of record at Book 727, Page 513, in the Register=s Office of Lauderdale County, Tennessee.
Other interested parties: Internal Revenue Service and NebTenX LLC.
This sale is subject to a right of redemption by the United States of America pursuant to 26 U.S.C. Section 7425 (d)(1) by reason of Notice of Federal Tax Lien of record at Lien Book 22, Page 84, in the Register=s Office of Tipton County, Tennessee. Notice has been timely given to the United States of America pursuant to 26 U.S.C. Section 7425 (b).
All right and equity of redemption, statutory and otherwise, homestead and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Trustee. Sale made subject to lien for unpaid City and County property taxes; and any rights of existing tenants.
