NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated October 27, 2017, and the Deed of Trust of even date securing the same, recorded October 27, 2017, in Book No. 706, at Page 219, in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Julia Keeley, conveying certain property therein described to Dan Douglas Law Firm as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee Everett Financial, Inc., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by AmeriHome Mortgage Company, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by AmeriHome Mortgage Company, LLC, will, on January 22, 2020 on or about 10:00 AM, at the Lauderdale County Courthouse, Ripley, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:

Beginning at a set 1/2 inch iron pin in the west right of way line of Lynn Street (having a 40 foot right of way, 20 feet either side of the street center line), said point being the northeast corner of the Albert Crowder, Jr. lot (Deed Book 50, page 171) and the southeast corner of the Lynnwood Hathcock’s lot, now being described, runs thence with Crowder’s north line, South 62 degrees 21′ 47″ West
194.01 feet to a found old 2 inch pipe in the east line of Raymond Proctor’s tract (Deed Book 506, Page 60) subject lot’s southwest corner and Crowder’s northwest corner; thence with Proctor’s east line and along the general alignment of an old fence line, North 0 degrees 30′ 32″ East 156.00 feet to a set 1/2 inch iron pin, subject lot’s northwest corner and the southwest corner of Barbara Spain’s lot (Deed Book 187, Page 426); thence with Spain’s south line, North 86° 25′ 07″ East 145.50 feet to a set 1/2 inch iron pin in the west right of way line of Lynn Street, subject lot’s northeast corner and Spain’s southeast corner; thence with the west right of way line of Lynn Street as follows; South 9 degrees 13′ 25″ East 20.00 feet, thence South 14 degrees 23′ 35″ East 20.00 feet, thence South 20° 12′ 04″ East 20.00 feet, thence South 30 degrees 39′ 17″ East 20.00 feet to the point of beginning and containing 0.429 acre, more or less, per survey of J. Brantley Morris, III, Tennessee License No. 1839, dated September 20, 2011.

The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
