NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 28, 2022, and the Deed of Trust of even date securing the same, recorded January 31, 2022, in Book No. 768, at Page 709, in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Marcus Jones, conveying certain property therein described to William Dan Douglas, Jr. as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Fairway Independent Mortgage Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Lakeview Loan Servicing, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Lakeview Loan Servicing, LLC, will, on October 25, 2023 on or about 11:00 AM, at the Lauderdale County Courthouse 100 Court Square, Ripley, TN 38063, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:
Lying, situated and being in the 2nd Civil District of Lauderdale County, Tennessee, and more particularly described as follows, to-wit:
Beginning at an iron stake in the east margin of U. S. Highway No. 51, and State Highway No. 3 (known as the Jefferson Davis Highway), said stake being the southwest corner of this lot, the location of which is South 67-1/2 degrees West 1.57 chains from the southwest corner of the concrete foundation of the residence of Mrs. Isabel A. Wilkes; thence South 54-1/4 degrees East 1.06 chains to an iron stake on the northern edge of a surface driveway (being the driveway to the grammar school); thence along a fence South 71 degrees East 37-1/4 links to an iron stake in a fence; thence North 89 degrees East 2.93 chains along a fence to an iron stake as a corner, on the brow of a hill; thence North 11-1/4 degrees East 54 links to an iron stake as a corner on the brow of a hill; thence North 11-1/4 degrees East 54 links to an iron stake in the heirs of Mrs. Fannie Dewalt’s south line; thence along her south line North 49-1/2 degrees West 3.25 chains to an iron stake in the highway above mentioned (U. S. 51, State No. 3); thence along the eastern edge of said highway South 40-1/4 degrees West 2.77 chains to the beginning, containing 79/125ths of an acre. Being designated as Map 95A, Group B, Parcel 19 in accordance with the Property Assessor’s Office of Lauderdale County, Tennessee.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time.
