NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated February 10, 2023, and the Deed of Trust of even date securing the same, recorded February 28, 2023, in Book No. 786, at Page 506, in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Michael George Kohlmeyer and Rebecca Kohlmeyer, conveying certain property therein described to Law Offices of Holmes, Rich & Sigler, P.C. as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for NewRez LLC, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by NewRez LLC d/b/a Shellpoint Mortgage Servicing.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by NewRez LLC d/b/a Shellpoint Mortgage Servicing, will, on October 14, 2025 on or about 1:00 PM, at the At the Lauderdale County Courthouse 100 Court Street, Ripley, TN 38063, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. Nelson of which this is a part; runs thence East 70 yards to a stake; thence North 140 yards to a stake in a field; thence West 70 yards to a stake in the west line of the 50 acre tract; thence South 140 yards to the beginning, containing 2 acres. TRACT TWO: Beginning at the southwest corner of a 50 acre tract of land conveyed to McGarrity by Nelson, of which this is a part, north side of Long Hole Road, thence East 300 feet, thence North 575 feet, thence West 300 feet to a stake in west boundary, thence South 575 feet to the point of beginning.
