WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 5, 2023, and the Deed of Trust of even date securing the same, recorded January 10, 2023, in Book No. 785, at Page 112, in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Tiffany Baggett, conveying certain property therein described to Fayette County Title Company as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Preferred Plus Financial Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Lakeview Loan Servicing, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Lakeview Loan Servicing, LLC, will, on March 13, 2024 on or about 11:00 AM, at the Lauderdale County Courthouse 100 Court Square, Ripley, TN 38063, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:
Beginning at an iron pin (set) in the west right of way line of Brandon Street (having a 50 foot right of way) and on the west edge of a concrete sidewalk and in the center of a drainage ditch, point being the northeast corner of Michael Smith’s lot, recorded in Deed Book 246, page 62, and the southeast corner of the T. D. Bunder’s lot, now being described; runs thence with Smith’s north line, North 62 degrees 00 minutes 00 seconds West 100.00 feet to an iron pin (set) in the drainage ditch, subject lot’s southwest corner and the southeast corner of James R. Harper’s lot, recorded in Deed Book 48, page 137; thence with Harper’s east line, North 30 degrees 00 minutes 00 seconds East 100.00 feet to an iron pin (set), subject lot’s northwest corner and the southwest corner of the Praise and Deliverance Temple lot, recorded In Deed Book 361, page 300; thence with the Praise end Deliverance Temple’s south line, South 62 degrees 00 minutes 00 seconds East 100.00 feet to an iron pin (set) in the west right of way line of Brandon Street and on the west edge of the concrete sidewalk, subject lot’s northeast corner and the Praise and Deliverance Temple’s southeast corner; thence with the west right of way line of Brandon Street and along the west edge of the concrete sidewalk, South 30 degrees 00 minutes 00 seconds West 100.00 feet to the point of beginning and containing
0.23 acre, more or less. Description in accordance with Certificate of Survey of
J. Brantley Morris, III, R.L.S. #1839, dated May 30,1997. The above described lot is subject to any and all easements and right of way not herein described.

The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time.
