NOTICE OF TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated May 23, 2019, and the Deed of Trust of even date securing the same, recorded May 24, 2019, in Book No. 727, at Page 117, in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Wanda J Douglass, conveying certain property therein described to William Dan Douglas, Jr as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Wintrust Mortgage, A Division of Barrington Bank and Trust Co., N.A., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wintrust Mortgage, a division of Barrington Bank & Trust Co., N.A..

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wintrust Mortgage, a division of Barrington Bank & Trust Co., N.A., will, on March 16, 2022 on or about 10:00 AM, at the Lauderdale County Courthouse, Ripley, Tennessee, offer for salecertain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:

Lying, situated and being in the 7th Civil District of Lauderdale County, Tennessee, and more particularly described as follows, to-wit:

Commencing at an old P.K. nail at the intersection of John White Road and John White Spur Road; thence N 45° 21′ 10″ E 25.55 feet to an iron stake in the north right of way of John White Road, being the “point of beginning” at the southeast corner of this described lot; thence with the north right of way of John White Road, N 83° 39′ 31″ W 241.96 feet to an iron stake, being the southwest corner of this lot and the southeast corner of a 0.4152 acre lot; thence leaving said road, N 8° 09′ 24″ E 159.06 feet to a found iron stake, being an inner corner of this lot and the northeast corner of the 0.4152 acre lot; thence with the north line of said lot and continuing along the north line of Jerry Lemons’ lot as described in Book 96, page 46 in the ROLC, Tennessee, N 74° 32′ 27″ W 210.64 feet to an old fence post, being the southwest corner of this lot in the north line of Lemons’ lot and being the southeast corner of Donald A. Cheney, Jr.’s lot as described in Book 349, page 816 in the ROLC, Tennessee; thence with Cheney’s east line, N 15° 48′ 00″ E 82.16 feet to an old fence corner, being the northeast corner of Cheney’s lot; thence N 16° 13′ 23″ E 40.29 feet to an iron stake, being the northwest corner of this lot and a new inner corner of Kiestler’s lot; thence with Kiestler’s new south line, S 74° 38′ 31″ E 193.88 feet to an iron stake; thence S 77° 15′ 48″ E 263.06 feet to an iron stake; thence along a curve to the right with a delta angle of 89° 44′ 00″ having

a radius of 56.30 feet and an arc length of 88.18 feet, with a chord bearing and distance of S 26° 26′ 06″ E 79.44 feet to an iron stake; thence S 27° 17′ 13″ W 199.82 feet to the point of beginning, containing 2.292 acres more or less. The above described tract is subject to all Road, Drainage and Utility Easements not herein described.

RESTRICTIONS FOR ABOVE SAID LAND: Only one single family dwelling may be constructed on this tract. There shall be no more than two outbuildings located on this property. There shall be no horses or livestock kept on this property. No inoperative cars shall be located on this property. These said restrictions and covenants shall run with the land. Being designated as Map 57, Parcel 30.01 in accordance with the Property Assessor’s Office of Lauderdale County, Tennessee.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
