NOTICE OF TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated May 24, 2002, and the Deed of Trust of even date securing the same, recorded June 4, 2002, in Book No. 469, at Page 537, and modified on July 2, 2013, in Book No. 651, at Page 668 in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Tinika N Lattimore and Stanley B Lattimore, conveying certain property therein described to R. Bradley Sigler as Trustee for United General Mortgage; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by US Bank Trust National Association, Not In Its Individual Capacity But Solely As Owner Trustee For VRMTG Asset Trust.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by US Bank Trust National Association, Not In Its Individual Capacity But Solely As Owner Trustee For VRMTG Asset Trust, will, on June 22, 2022 on or about 10:00 AM, at the Lauderdale County Courthouse, Ripley, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:

Beginning at an iron pin set in the North margin Wadsworlh Road, which point is located North 86 degrees 35 minutes 37 seconds East 778.56 feel along the North margin of Wads worth Road from an iron pin set at the Southeast corner of Clarence Baggett as recorded in Deed Book 290, Page 708, Register’s Office of Lauderdale County, Tennessee and which point is the Southwest corner of the herein tract:

Thence from the point of beginning, the following calls: North 02 degrees 30 minutes 00 seconds West 1042.12 feet to an iron pin set; North 87 degrees 00 minutes 00 seconds Last 261. .40 feet to an iron pin set; South 02 degrees 30 minutes 00 seconds East 1040.27 feet to an iron pin set in the North margin of Wads worth Road; Thence with the North margin of Wads worth Road, South 86 degrees 35 minutes 37 seconds West 261.42 feel to the point of begimii.ng, containing 3.12 acres
