WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 26, 2006, and the Deed of Trust of even date securing the same, recorded February 6, 2006, in Book No. 544, at Page 34, and modified on January 31, 2019, in Book No. 722, at Page 627 in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Patricia Biggs and Chris E Biggs, conveying certain property therein described to Archer Land Title as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for The Lending Group, Inc., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2021-GS1.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by

U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2021-GS1, will, on August 10, 2022 on or about 10:00 AM, at the Lauderdale County Courthouse, 100 Court Square, Ripley, TN 38063, Ripley, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:

TRACT ONE: BEGINNING at an iron stake by a gum tree, this being the southeast corner of said lot; runs thence in a westerly direction 4.10 chains along a fence to an iron stake in the center of a ravine; thence along said ravine in a northerly direction 4.39 chains to an iron stake on a fence line; thence along said fence in an easterly direction 0.70 chain to an iron stake in the corner of the lot fence; thence along said fence in a northerly direction 2.70 chains to the center of the Chisholm Bluff Road; thence along the center of said Chisholm Bluff Road in an easterly direction 6.00 chains; thence along a line fence, this being the boundary between said lot and T. 5.23 chains in a southerly direction to the point of beginning, containing two

(2) acres more or less. TRACT TWO: BEGINNING at a stake in the middle of the Hobe Webb Road, this being the southwest corner of the tract of land previously conveyed to William P. Archer and wife, in Record Book 40, page 582 of ROLC, Tenn,, and runs thence in au easterly direction along the south inner margin of the tract owned by Archer, 2.70 chains approximately to inner southeast corner of the tract owned by Archer; runs thence in a southernly direction along the inner western boundary of the tract already owned by Archer, 0.70 chain to the outer southwest corner of the tract owned by Archer, and thence continues on in a southernly direction an additional 2.90 chains, to

an iron marker, making a total of 3.60 chains on this eastern margin of the herein conveyed tract; runs thence in a westernly direction 1.90 chains to a stake in the middle of the Hobe Webb Road; runs thence along the center of said road in a northernly direction 3.60 chains back to the point of beginning. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time.
