SUBSTITUTE TRUSTEE’S NOTICE OF SALE
Sale at public auction will be on September 14, 2022, at or about 11:00 AM, local time, at the front door of the Lauderdale County Courthouse, 100 Court Square, Ripley, TN 38063, pursuant to the Deed of Trust executed by Linda Rhyne, a married person, to Fayette County Title Company, as Trustee for Mortgage Electronic Registration Systems, Inc., solely as nominee for American Mortgage Service Company dated May 15, 2017, and recorded on June 9, 2017, in Book 700, Page 680, Instrument No. 182601, in the Register’s Office for Lauderdale County, Tennessee (“Deed of Trust”), conducted by Padgett Law Group, having been appointed Substitute Trustee, all of record in the Lauderdale County Register’s Office. Default in the performance of the covenants, terms, and conditions of said Deed of Trust has been made; and the entire indebtedness has been declared due and payable.

The hereinafter described real property located in Lauderdale County will be sold to the highest call bidder subject to all unpaid taxes, prior liens, and encumbrances of record:
Legal Description: BEGINNING at an iron pin set in the north margin of Wadsworth Road, which point is located North 86 degrees 35 minutes 37 seconds East 1553.59 feet along the north margin of Wadsworth Road from an iron pin set at the southeast corner of Clarence Baggett, as recorded in Deed Book 290, Page 708, Register`s Office of Lauderdale County, Tennessee, and which point of beginning is the southwest corner of the herein described tract; thence from the point of beginning and on new lines, the following calls: North 02 degrees 30 minutes 00 seconds West 663.08 feet to an iron pin set; North 86 degrees 45 minutes 00 seconds East 410.92 feet to an iron pin set; South 02 degrees 30 minutes 00 seconds East 666.97 feet to an iron pin set in the north margin of Wadsworth Road; thence with the north margin of Wadsworth Road South 87 degrees 17 minutes 30 seconds West 410.89 feet to the point of beginning, containing 6.27 acres.
Being the same property conveyed to Linda Rhyne by Warranty Deed from Jaqueline Leggett recorded June 9, 2017, in the Register’s Office of Lauderdale County, Tennessee. Book 700, Page 678

The title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.
The right is reserved to adjourn the sale to another time certain or to another day, time, and place certain, without further publication upon announcement on the day, time, and place of sale set forth above or any subsequent adjourned day, time, and place of sale.
If you purchase a property at the foreclosure sale, the entire purchase price is due and payable at the conclusion of the auction in the form of a certified check made payable to or endorsed to Padgett Law Group. No personal checks will be accepted. To this end, you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded to the successful purchaser at the time the foreclosure deed is delivered.
