NOTICE OF TRUSTEE’S SALE-WILSON & ASSOCIATES-LONA J TURNER AND BILLY TURNER, SUBSEQUENT JAMES R ROSS-175 EASTEND, RIPLEY, TN 38063

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated November 25, 2009, and the Deed of Trust of even date securing the same, recorded December 2, 2009, in Book No. 608, at Page 322, and modified on November 4, 2021, in Book No. 764, at Page 548 in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Lona J Turner and Billy Turner, and subsequently assumed by James R Ross; conveying certain property therein described to Ralph Henson as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for First Citizens National Bank, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Nationstar Mortgage, LLC.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Nationstar Mortgage, LLC, will, on January 17, 2023 on or about 1:00 PM, at the At the Lauderdale County Courthouse 100 Court Street, Ripley, TN 38063, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:

Lying, situated and being in the 2nd Civil District of Lauderdale County, Tennessee, and more particularly described as follows, to-wit: Beginning at a stake in the Conner, Ripley and Brownsville Road, C. S. Carney and W. H. Foust’s southeast corner; thence northwardly with Foust’s line, 297 feet to the northeast corner of the lot of Foust’s and In the south line of another lot of Foust’s; thence eastwardly with his last named lot, 110 feet to a stake, a corner of this last named lot of Foust’s; thence southwardly with the line of the lot to the northwest corner of a lot sold by Blair Pierson to Thomas; thence with the line of Thomas’ lot in the same direction, in ail 297 feet to a stake In the Ripley and Brownsville Road; thence westwardly with said road 110 feet to the beginning. Being designated as Map 95B, Group A, Parcel 11 in accordance with the Tax Assessor’s Office of Lauderdale County, Tennessee.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
