NOTICE OF TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated February 16, 2022, and the Deed of Trust of even date securing the same, recorded February 22, 2022, in Book No. 769, at Page 578, in Office of the Register of Deeds for Lauderdale County, Tennessee, executed by Hailey Suesanne Campbell and Richard Wittenmyer, conveying certain property therein described to William Dan Douglas, Jr. as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by CMG Mortgage, Inc..

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by CMG Mortgage, Inc., will, on January 18, 2023 on or about 11:00 AM, at the Lauderdale County Courthouse 100 Court Square, Ripley, TN 38063, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Lauderdale County, Tennessee, and being more particularly described as follows:

Lying, situated and being in the 2nd Civil District of Lauderdale County, Tennessee, and more particularly described as follows, to-wit: In the City of Ripley in Plainview Subdivision, and being Lot 15 in said subdivision as shown by said plat and described as follows: Beginning at a stake standing in the southeast margin of Gay Street located at the north line of Spaulding property; runs north 16 degrees east along east side of Gay Street 125 feet to a stake; thence south 74 degrees east 160 feet to a stake; thence south 16 degrees west 90 feet to a stake in the north line of the Villa Williams property; thence along north line of Villa Williams property in a westernly direction to point where Villa Williams property meets eastern point of Spaulding property; thence along north line of Spaulding property approximately 70 feet to the point of beginning. Being designated as Map 101E, Group B, Parcel 11 in accordance with the Tax Assessor’s Office of Lauderdale County, Tennessee.
